Hi,
We are considering building a small home in Puna. Will someone please let me know of your building experiences: cheaper to buy or build, reliable building contractors, the stress level of building, how long? I would like a packaged home around 1300 sq.ft.. Lot in HPP or HRSE, only partially cleared. I am not ready to meet with builders or to buy property so it is difficult to get any kind of estimate or to know if building is within our budget, roughly $200,000 for everything, land, materials, labor etc. Thank you so much for your time. I think it is cheaper to build yourself, based on my own experience of building 2 houses that I currently own. But it is extremely labor intensive and frustrating if you dont know what you are doing.
Contact me directly and I can draw you some house plans. I do not think that the packaged homes are any good in quality and especially price. I designed a home for a client, and then my contractor friend bid it out. It was cheaper to design, build, and she got a house about 15% larger then what she was looking at for the same price.
I think the going rate for construction is approximately $85 per square foot, just to let you know to factor that in to your cost.
I have references for a lot of licensed contractors, and I design homes for a living.

Any licensed GC willing and able to build a custom designed house for $85/sq.ft. for me please call me right away! I will keep you busy for the rest of your life. The lowest priced bid I recently got for a house was $110/sq.ft., and that was for an HPM package home!

More realistic would be $150.00 per square foot when all is said and done.

Some considerations:
If you include central air conditioning (and the ventilation, insulation, double windows, etc), carpet, and other luxuries, the cost is a lot higher -- a lot!
If you include photovoltaic solar and solar water heater, you pay now and not later. Our solar pv is net metered, and we pay the $22 minimum charge for electricity per month when we are careful to conserve; a few dollars more when it is cloudy.
