Am still toying with so many housing options. I do have an offer in on a "shortsale" but it's been a month, and have not even gotten an answer to my offer. So, still thinking.... I believe that Kapohocat would know the answer to this question, but if someone wanted to build a 30 ft yurt on a concrete, 4 foot stemwall, with a concrete floor- then would the place to start be with a draftsman- and then walk it over to the building dept myself? I mean, it's really really simple. It's a 30 foot circle. I'd put 6 or 8 PvC pipe outlets in the foundation for screening (ventilation) or plumbing and electrical. Mahalo!

1. You would probably have better luck with a tax lien foreclosure than a short sale.
2. Certain "ag" structures are exempt from County permitting under HR2646.

Have not ruled out the auction on the steps of the judiciary building. People permit for different reasons. Yes, already looked into AG buildings. thanks- IN fact, the yurt might be called an "AG building"- I do not know. I just absolutely do not want to be on solar, so I am going to be dealing with the county on some level.

For a yurt, it would be better to go to the people who sell the yurts and use their plans. Probably they have plans that have already passed the county process and they are going to put the yurt up, anyway, so let them use their own people to cut the pad and pour the concrete for you.
Unless you own a bulldozer and a cement truck, you are going to have to pay someone to do that work for you. If you have the people who are selling the yurts do the whole thing, they have contractors that they trust and they know how to walk the plans through the county.
Try contacting Yurt Girl and get some information from a person who does it for a living.

I already have spoken to Melissa at "Yurts of Hawaii" and she wasnt too keen on doing anything related to concrete bases for yurts. Also, before the conversation got too far into it- she wanted me to put down quite a bit of money and actually order a yurt (understandable). So, for now, I am on my own. I imagine, I will order the yurt from her and have her put it up if I do this, but I am not paying someone for research I can do on my own. It is expensive to have a third party set up the drafters and everything else. If she had plans for this, I would use her for the whole thing, but I'd be starting from scratch with the 4 foot cement wall idea- even with her. (from what I could gather)

Something tells me the "permittedness" (and grid power) will more than double the cost of the project... so I'm really curious to see how this turns out.

I may just build a large storage yurt with bathroom, but this remains to be seen. I want that HELCO pole and will pretty much do what the country tells me- to get it! I have no problem paying the county. Taxes here are really low overall. And I may get called any second and be told my offer finally got accepted on the short sale. I mean, my god, what are they waiting for???
