Many "ag subdivisions" are easily mistaken for "residential".

Two partial solutions:

1. Mandatory real estate disclosure, including buyer signing something that says they understand the potential permitted uses of the zoning;

2. Redefine "Ag" so that some uses are not permitted below a certain square footage and/or lot width, for example "if lot is less than 10 acres, one rooster allowed per 100' of width". (Thus, a Fern Acres resident could keep one rooster with their chickens, and no roosters would be allowed in Ainaloa unless someone bought a double lot...)

#1 is a fabulous idea!

#2 gives too much power to other to dictate what one can and cannot do on AG land. I have two roosters and they are both pets. I'd hate to have to part with either of them.

I will throw this out there to try to enlighten those that may not be aware of what may be going on with Gamecock farming.
although Cockfighting and wagering on a Cockfight is illegal in Hawaii, there are places where it is legal and taxed.
A mature two year old Cock of good game blood will bring anywhere from 250 to 800 dollars. A proven brood trio (cock and two hens) have been known to sell for as much as 10 thousand.
Cows moo and roosters crow. Breeding and raising these birds for the cockpit, like cattle ranching, goes on in every state. If the land that it is done on is zoned for ag, it is legal.

County already dictates the uses of "private" property when it happens to be shaped like a road, so it's not much of a stretch -- but it also makes the "mandatory disclosure" option seem reasonable by comparison, and therefore "possible"... though unlikely, given resistance from the real estate industry.

Interesting footnote: Ainaloa and Nanavale (at least) are zoned A-1-a, making the 7500sf lots "legal nonconforming"...

You're not confused Dayna......you're spot on. And I too, do not
comprehend what is so difficult for others to grasp .

Roosters can also be pets...

They can be profitable and / or pets, the same as cows, pigs , chickens, horses, etc.

(Getting lost in the minutia of what is cruel to the roosters, the pigs or chickens we eat is not the point nor is what may occur, illegally, with the roosters in another location)


The point raised is the perceived diminished quality of life and possible monetary loss for someone , if they CHOOSE to place their RESIDENCE on ag zoned land.

If you do not want ag. uses impacting your perceived quality , don't buy ag. Buy residential.

You want the cheap price of Puna ag. without the current legally accepted uses, hire an attorney and work to change the current laws.
p.s. CAN'T IMAGINE someone buying "AG. zoned" land and not taking the time to investigate what that means!! But there does appear to be another Real Estate disclosure form that needs to be read and signed with each offer and acceptance after reading this thread!!

There are ag lots that abut my residential property in Vacationland that have a no animal restriction.
It was all part of the subdivision rules the owner had to go through.

A living wage here may differ depending on who you ask? I believe a living wage here in Puna right now for a family of say 4 or more, would be in the neighborhood of 4,000 a month or 48,000 a year. Look around not to many options if you don't want to arrest your friends, or put out fires, or even worst you don't have a cousin working for the county?. As for the Rooster farmer's, VERY hard, diligent, and skillful work probably goes on behind the scenes. This I give credit where credit is due, some of those rooster's are amazing beautiful bird's that seem to want to FIGHT, instinctively. Sad but true most chicken's are put down everyday for Human consumption, or KFC'S of the world that don't get a chance to ever look like these rooster's or have the chance to stand there ground. No offence to any-one as it is not intended and it is a touchy animal cruelty subject.

My daughter dated a guy from Peru who had a few fighting cocks when he was a kid. I asked him of he used the gaffs or knives and he said no, "they fought just the way god made them." I think there is a big difference between roosters doing what roosters do, even with people betting on them, and roosters having blades added to their spurs and put into a ring to fight to the death. One is what animals do naturally, the other is humans adding a whole additional level of cruelty.

Even though it is fiction, Barbara Kingsolver's novel Animal Dreams has really good insight into the world of cock fighting and different cultural perspectives on it. It helped me understand my students who I see cruising around HPP with roosters under their arms.
