I was glancing through the Hilo listings yesterday and it looks like prices are suddenly rising a lot. It also appeared that quite of bit of land is selling down in Puna. Anyone else have thoughts on this? We did have a bit of a lull, and I'm wondering if this is now over?

Just got the stats today. Puna land prices year to date over last year are up 0%, down 13% island wide. Residential up 21% in Puna, 20% island wide. The increase in property sales is a different story. Up 46% for land and 27% for residential in Puna, and 26% & 7% island wide. I know in Seaview, the land prices people are trying to get are about double the price of actual sales. The ones that are selling are all under $25k. Some have been under $20k. People are now listing them for $35-45k.

I think the houses in Hilo may be selling for close to asking price. Any stats on that? Thanks! I guess the land in Puna is still selling because the price has stayed low.

Dollar denominated "paper" assets made in the stock market are being cashed out and are now going into some of the last, cheap coastal real estate in America. Kapoho-vl has seen the sale of vacant lots explode this past year as well.

19 lots (total = vacant and not vacant) changed hands this past FY end March 31, 2014 for KVL per the treasurer's stats on Saturday - 207 lots total means just under 10%.

I'm listing my house and the realtor has it priced 20% higher than three years ago. He told me that right now, there are inquiries for land (several per day) and an increased interest in residential houses. He added that many of the inquiries are buying.

Yes, I couldn't believe it. I kept trying to find a comp for my house, and going higher and higher. Finally I got tired and went to bed. Hope you get your asking price!

How strange -- other subdivisions (not just mine) are seeing a 25% drop in the "official" assessed valuation.

I'm not sure what's going on. That's why I asked. Possibly Hilo is getting bought up first- with other sub's to follow?
