YEs, yes, the SSPP is already paid. You can put in two poles if you are more than 100 feet. I already have that data. YEs, it would be a permitted garage. At least I think it would be permitted. This is where my question lies. You can have structures up to six hundred sq feet that are unpermitted. I want the structure permitted so I can get HELCO if I decide to do this! Without a kitchen, I dont think they'll permit it to the extent that you can get a power pole. YEs, of course licensed electricians would be used etc. I need to call them. Just busy now.

OK, called HELCO. You need to speak to the engineering dept at 969-0311 if you are considering doing this. Garage would be permitted as "commercial building". HELCO needs the following documents submitted in order to hook up commercial power.
- 1 line diagram
- meter evaluation
- panel schedule
- location plan
- service data

These documents should be something that professional electricians know about. You will get 100 amp service hooked up to a pole at a max distance from the power pole on the road, of 100 feet, for free from HELCO (this is what SSPP covers). You will however have to pay for the power pole and for the electrician to install the powerpole etc. The permanent HELCO power pole will have a meter on it, and a plugin port. Then your electrician can run the power line over to your structure. The pole set at 100ft from the powerpole on the road, will be inspected by the county. There are sample electrical drawings on the HELCO website that electricians can look at to guide them through the process. HOpe this info helps!

I think commercial service is charged at a different rate too.

Yes; cheapest rate is fully-permitted residential user, below baseline. Temporary and Ag are charged at "high commercial", which is approximately double the cheap rate.

Resurrecting this thread via search. Still have no idea of labor for this home. Current package price is $13,800 post & pier. Anyone have a bottom line price they could share? House, labor, dozing, catchment & septic? Are you happy w/ what you did? Any changes? I was thinking of putting the house 12' up & later adding an ohana below. Anyone done that?

Couple of things out of the Code Book (IBC) if the County feels to enforce it, check with them first. The Ag building itself is exempt, but the Electrical or Plumbing within would require separate permit for each. A Building Permit covers all trades including structure, "trade" permits only cover trade. Raising 12 feet would greatly enhance the cost of the post and pier quote, as they probably used 4x4 posts as the bid, and at 12 feet, re engineered pier and post with larger, deeper piers and larger posts to resist seismic and wind (hurricane) loads will probably be required.

Great idea to raise the house and use the "1st floor" as a carport. But 12 feet way too high.

I have an Argus package house that's raised about 10 feet or so on 4x4 posts. Piers are the above-ground stepped concrete kind.
Passed inspection in 2005, but rules might have changed.

It is a great space; we put the washer, dryer, and laundry lines down there, and still have room to park. We even cleaned it up and used it for a large party. But it's a 1200 sf house, not 500.

There is a youtube video out there too that is an excerpt from a documentary on tiny house living, but I didn't have time to dig it up. The house is on the market now for $150,000.

Lee, could you share the cost of the argus home, raising it on posts, and the labor? Total costs? I'm not even sure what to ask...want to share anything else about price(s), cost(s), your experience with Argus, etc.
