So what's the new building going up ??

it could mean a Longs-KTA shopping center.

Anything is possible, but the Puainako KTA is only 6 or 7 minutes away from the Ulupono Center location.

Zendo Kern would probably know the answers to your questions ericlp, he was rising through the ranks and working in that area a decade or so ago when the Costco rumour started. I hope it ( steel building) is an indoor driving range or at least has room for a golf simulator so I could play golf on rainy days with my boys. Maybe another feed and fertilizer building or grocery store like KTA, business is good for them?.

If Long's has bought the two large end lots

Long's owns a large lot (formerly 2 lots) next to the credit union.

The end lots (approx 7 and 9 acres) are still zoned Ag. Either would make a nice Lowe's.

I would go with the food distribution warehouse HOTPE found on the county website. It even looks like it will a warehouse.

My guess is they are going to move their Hilo operation on Maakala to the new spot. Just a change of venue. Nothing new really.

It's just the beginning. You are watching in real time, the population density shift resulting from the June 27 flow.

County proposes land use designation change

In anticipation of future growth in Keaau, Hawaii County planners are proposing to change land use designations for much of the town.
The amendment would apply to 587 acres makai of Highway 11 and designate most of Keaau as medium density urban, a classification currently limited to 52 acres of land in the commercial area.

This should please Kalakoa - They don't expect you to drive to Hilo anymore, just Keaau!
