Wow, I guess I must have hit a nerve with price question, lots of interest here.

Thanks for the tip on the estimating book Rob, I ordered one also; however, being totally clueless, I think what I really need it to apprentice with a top gun like HADave, Dave need a hand with that house of yours ;-)

adias, just finished building my sister in laws house, kept a spreadsheet on all the costs from start to finish, from the plans to bulldozing to turning on the lights today, it's two story approximately 2200 sf. came in at $87000. i hired two framers, and had a guy iknow to help with the finish work. oh yeah the electrician i used will let you do the finish electrical work and gives a heck of a price.

That is interesting, thanks for sharing that. Are you able to say who were the persons who did the work or contacts for them?
5 years ago there were many small houses selling for very little in Puna. Like what some of those sheds or out building on property are selling for now.
What will be interesting is to see how this all works out with foreclosures due to the crative financing that went on for so long and where people will get in over their heads when the interest rates go up and they cannot afford this high of payment in their budget any more.

lee, i ordered my framing package and roof thru hpm(i used one of my contractor clients' accounts which is a discount below retail and also only get charged .5% tax)the rest of the materials i shopped around the entire island to get the best deals, everyone from honsador to home depot to lowes,etc.i spent alot of time running around picking up things. also was creative in hiring workers(it's amazing who you can find when you pay cash at the end of the day)i used a retired plumber who isn't into the ripoff some are into today, and an electrician who does the rough in while letting you do the rest(i hired electrical students from the colledge who just wanted the experience). the home is in upper puna, right above mt.view. it can be done.

This is just the kind story that I’ve read in “The Owner-Builder Book” by Mark and Elaine Smith, Its good to hear from a real person who’s done it.
