Many thanks to Hutch for the explanation regarding shear walls and allowing air circulation! To HADave for the link to the steel framing attachment (which I copied!), for the post in pier to be in contact with the cement, and also to Nancy for reposting the shear wall site which I did copy this time! With regard to Rt 11 from Volcano which way does the water runoff. Especially in HA The flood map on the HA site suggests following the letter roads from Fern Acres,Eden Roc area toward Orchidland or is it more diagonally West to East. I trying to get my plot plan together and don't want my waste dispoal on the wrong side of the lot. Don't want to leach toward the house or garden area.

Gosh we need to check our lot for drainage next trip over as we didn't consider runoff and placement. The only placement we considered was NE facing so as to catch the breezes of the trades. Thanks we will be looking into this. If we build post in pier with shear walls at corners will water be a problem with however it runs across the lot?

Aloha M/H. I know from experience that every letter road in HA runs floodwater from time to time, boy howdy do they! So does 8 (Moho rd.) Try typing in terraserver.homeadvisor.msn.com on search . Once you get to the homepage, type in Kurtistown or Mountain View, Hawaii, that will show the elevation isobars, with the roads marked in Hawaiian acres as well as all the other Puna subdivisions, and the basic path of the "Puna River" that flows in flood weather. You can use the side bars to move in any direction. Follow the trace from Volcano down to Waipahoehoe, then on down to the ocean. Much more accurate would be to ask your neighbors where and which way the water flows, they know for sure.

Say Hutch, that worked out pretty good i was able to at least see the contour lines and found that I am at 750 ft and my lot has no real dramatic elevation changes around it and I now am quite sure where I would place my disposal system.. You can also tell clearly the elevation goes with the letter roads, probably why they cut the roads that way, so water would transition smoothly and quickly. So what do you think, should I put a lift kit on the truck and have a zodiac for a second vehicle. Just hope its dry around May. Or we'll be "Swinging In The Rain" (~:

Actually Dave, a lift kit and a raft aren't too far off base, seriously! I remember water clear up to my knees in my poor little old Dodge 2wd and sure wished I had a jacked 4by. One time stalled out between "f" and "G" in the middle of the night in one of those inch an hour deluges, not much fun. That, by the way, is another reason so many houses are up on stilts here.

We purchased a lot in Orchidland Estates this year - we were fortunate to find some land that had been previously farmed, so it was pretty clear - no trees - except for some tall shrubs. We very much wanted to keep what topsoil we had, so instead of ripping and grading, we just 'dozed it over and flattened it out - such a deal - 3 acres for under $1K! We'll flatten it out next year again just before we build. We'll rip a driveway, but that's pretty much it. I think it's very important to let Tutu Nature do her thing - she does it best.

Mea culpa! On 12/03/05 I posted that HELCO would provide 1 or 2 poles free if the house was all electric, based on what a friend had told me. I totally misunderstood what he said. The deal is: HELCO will provide 1-2 poles free, but ONLY in Leilani Estates. This is because the developers of L.E. prepaid for service and poles for each lot way back in the late 60's. I apologise if anybody was misled, I have edited my post.

Hey Hutch thanks for the follow-up!
No biggie, we each need to check this stuff out for ourselves after receiving everyones opinions, input and/or guidance. I think we are, none of us authorities on any of this stuff, we are just trying to give each other considerations, ideas, thoughts and some direction, and trying to keep each other from falling into a hole in the ground, sort of. At least that is how I see it.
If we need to put in a power pole if our house is beyond 100 feet from available power, we will need to put in a pole in Eden Roc should be between 3 - 5 thousand. Hopefully our place will be within the 100 foot allowance. We'll see. Anyway thanks for the follow-up! Mella L

If the Electric Company on the Island is like the one here in Oregon. They like to change their minds. 2001 We got a pole and a transformer for free on new house construction. And this year we paid for a pole and a transformer on new house construction(2nd lot next door, we subdivided)$4626.00 almost exactly the same time and work. I think they decided water Co. and sewer Co. got hook-up fees they want theirs to.
Please alway recheck if it has been a while.
