Hey Wyatt,
I’ve looked at these guys before. I like the large lani in their kits. The one thing I didn’t like about their kit is there is very little included with the interior.

Has anyone dealt with Aloha Package Homes?

They are located on Maui. I really like the Pohale.

The one thing that really concerns me about a “Package Home” is if the company isn’t local, and I mean right there on the Big Island. It seems to me that if a problem arises (and there WILL be problems!) it would/could be difficult to reach a solution. Because of this, I keep looking back to HPM.

Does anyone have any recommendations or warnings for the Local Guys: HPM, Trojan, Honsador, Big Island Package Homes, Castleblock, etc.?

I have only one thought of caution r/t package homes. My drafter pointed out to me that buying the materials and designing your own home is actually CHEAPER then a package home. It is what led me to doing it "my way". I just used ideas fromthe packages that I liked, drew out the floorplan I wanted, got some photos of the style I liked and the drafter put it all into terms I wanted. Apparently even with packaged homes, one pays drafting and architectural fees so you don't save anything going with the package at that end either. Also, you are not locked into buying from any one supplier locally.

Just a thought. Check it out yourself, but that is what I discovered last year, and have NO regrets having done the whole home design to meet my personal desires.

Also, It's not quite clear to me what a package really means. Does someone create a material list from the plan and just get all the pieces together or is it more like a kit? There seems to be pre-build and pre-cut as far as I can tell.

Pam, sometime back you mentioned about a package actually may cost more, I was not convience at that time, but I think your right...

Several folks also mentioned the negative aspects of locking into one supplier. All valid and important points to consider.



Although some of this information may seem obvious to the more experianced, it is very helpful for the novice to hear.

Thank you for sharing your thoughts. You might save someone from making some bad and expensive mistakes...

Aloha all, I too found it was cheaper to shop around for my own materials when I built in HPP. Got most of the lumber from Trojan, roof trusses, ties & windows from HPM, roofing from Pierson's. If you're doing your own carpentry, once you get a chopsaw set up and figure out the "angle of the dangle", it goes pretty smooth, just remember to buy a few extra sticks in case of miscuts or miscounting. I'd have to agree with Pam, some very valid points.
Truth be known, I think the real advantage of a package is to the builder who builds same model over and over. The ecomony comes from doing the same thing over and over. In my own case I tried to take advantage of that principle by making as making things "common" as I could. Perhaps that isn't clear to anyone not familiar with my plans, but I'll explain to whomever asks. You can also check out my progress (with pic link) on Hilo-web.

I'm not aware of any company's package homes being a specially price "value". They make sense only if the house plan is perfectly suitable to one's needs. Otherwise the issues of design costs and supplied items are essentially the same.

I have always felt that since it is your money and your home it should be the way you want it to be. If a package accomplishes that then the main savings is in time.

Well, the consensus seems to be to have a general idea as to what you want and then see draftsman to get it drawn up, architect stamp, etc.

Pam, I know you were very happy with your drafter – what was her name again? As a matter of fact, does any one else have any recommendations or warnings? Deborah and I will be back the end of May and again late September or October for a second trip. I guess if we get some names we can schedule some interviews on the first trip and have a decision before the second trip.
