I noticed that vacant lots on about 4-2 lots away from the coast line have gone up dramatically. I would say about the same 70%. They are valued at about 500-600 a year taxes now for .2 acre lots. Only my observation as I was once looking at getting a bit closer to the ocean.
I guess if you don't like it, sell it as I think people that want to live 2-5 lot's away from the beach should be paying more. How much more? Depends I guess... However oceanfront lot's are insanely expensive. I guess it's the price one is willing to pay to see the water.

assessment is going up $7K, but "net taxable value" is going down $15K

I got the same letter and my property's taxable value went up 67%. It is an empty 3 acre lot. What gives? But I see on the assessors website the value was much higher prior to 2009, dropped after the 2008 financial crisis and went to about a 9 year low in 2016 before this major bump.

Land value down 4%. OK.
Building value up about 1800%. "Hmm..."
Afraid to ask them how they came up with these numbers... but at least I kept the homeowner exemption.

Anyone remember when County signed a contract with Pictometry?
Aerial photos from 2015 were analyzed in 2016, with the results "suddenly" appearing on 2017 assessment, even though they're based on things that have already existed for several years.
In my case, the carport touches the house, so from the air it looks like one huge building ... they simply estimated square footage and assigned a value. I am, of course, welcome to appeal.
