I thought maybe as more coastal land owners are doing SMA Assessment Applications, we needed a thread to exchange ideas.
Anyone else out there slugging through the mud?

the COH Planning dept must give their ok if you are in that area - typically it runs along the coast line and in +/- 500-1000 ft...

Single Family Residences are exempt from SMA rules. You just need to file the exemption form. At least they were when I went through the process.

Yes, they are in theory exempt although you must make the application. But if you have ponds, ocean touches lot, etc.... I did 3 of them that were mainly N/A on each question. I have one that is 8 pages and 6 attachments....
SMA is typically areas that may fall in FEMA floodzones, DLNR Conservations Zones, touch the ocean, etc.....

Lordy, you know I am. How I could get released from SMA instantly on one lot but I'm now going through hell on Lot 2. The second lot (hell lot) is ADJACENT to the first one. Arrrgh!

Once submitted about how long does it take to for the SMA to be approved by the county for a simple ocenfront single family house?

In theory, once you submit SMA Asssessment application the COH has 21 business days to respond.
In practice, if it really is oceanfront, they may keep kicking it back - the gist is that the COH/SOH would be really glad if no one built on the shoreline.

Are there particular reasons why they kick it back?
Our current goal is to get some of the ironwoods and othe vegetation cut off the land so that we can better see the topgraphy of the lava. Our desire is to minimize the damage to the existing lava when we build.
We have a basic house footprint but we need to see how it fits with the topograhy for foundation design and we have too many trees and , grass and pine needles to tell right now..
