There's no problem commuting through an area with shopping, as long as there are enough lanes and turning lanes to accommodate the flow. The bypass still serves its purpose of not funnelling commuter traffic through a very narrow area full of pedestrians.

If that lot is zoned AG Quinn could put up multiple buildings of less than 600 sf and he doesn't even need building permits. Get an easement across the property to the rear and block the driveway on Hwy 130.

BTW having that driveway apron on Hwy 130 means nothing unless there is an existing recorded easement.
Assume the best and ask questions.

As another small business dies, this whole situation really pisses me off. If they had more social media outlets or told people about a hearing I would have been there. I didn't know about it. I knew they were trying to move, but didn't know all the particulars. I've been in this exact situation before and even could have offered some advice. Once you'be been denied you're kind of screwed.

While I got feed when I was in Hilo, in between trips I got my hay, hay pellets, chicken feed, all my parrot food, straw, and all my potting mix from them. I bought pots there, fert, plants, fish, and chicks. While I am only ONE customer, I spent a lot of money each year at this store. So this is a huge blow to me.

And yes, Mirandas is moving to shipman right now, but thats besides the point. I like Pahoa feed. I don't care that it costs more.

Anyway, I'm rambling. I'm just really sad. A hardworking family business is going away.

And as for the big box type stores coming in, you vote with your dollars. If you want to support your local small livestock feed store you can. Just shop there (like I do at pahoa feed). People can't blame the big stores for putting the small stores out of business. The customers do that, with their dollars. The customers choose where to spend their money. YOU choose where to put your dollars. (sorry, end rant)

See transcript. Community support was near-unanimous, a rarity. But we have this wonderful Community Plan to increase livability by avoiding congestion, and the Community Plan has the power of law (when it suits the County).

The customers choose where to spend their money.

Exactly: you have a choice, Walmart or Target.

Maybe thats YOUR choice. I shop all around. I like to get hot sandwiches at the deli area in True Value Orchidland plus they have a great selection of groceries, I shop at the JHara, I DO shop at target through shipt, but I also spread my dollars around, to a LOT of places.

The situation as I understand it now;

1. The business was forced to close by their Landlord (not the county)when their lease ran out. I heard on social media that their landlord is the Puna Kai developer and wanted them move there; pay the $10,000/MO rent plus a percentage of their revenue to remain in business (not the county). This is why they closed.

2. The WPC didn't shoot the application down, but instead deferred it to a future meeting while the problems are being resolved.

3. I notice the business is grading now to possibly use the existing
apron for egress/ingress instead of a new entrance on the highway.

4. The PCDC recommendations are not law, but weigh heavily in the process of approving/denying applications.

5. All County commission meetings/agendas are announced and published well in advance. It is up to you to be aware of this. You ALL have the opportunity to participate.

The PCDP was drafted by citizens of Puna to promote sensible development(their meeting times were published as well). They felt the bypass would become a huge strip-mall without restrictions. I bet Rob is the only one on this forum that took part in our planning future. If you helped with this process please let us know. If you didn't it's not too late to become involved in our planning future, which is much more effective than sniveling about things later.

Of course there are obstacles to overcome, but that's part of the process. I can't believe all you people that feel that trying to have sensible development is going to make us like Detroit or LA. That's exactly what strip malls between here and Ke'eau would look like. It may cut in to your grumbling time, but the county IS being responsive and the system is working.

You can't have the "good old days" with unprecedented population growth; combined with unrestricted development.
