Buyer's agents
#11
As many others in the area have found, John Dirgo is knowledgeable and a very standup guy. He was our Buyer's Rep...I didn't know much about what titles or credentials one should have but was directed to John by several people. He was so helpful to this couple who knew very little about the Big Island - not to mention The Puna District. We have only been grateful to have such a good guide. (Not blowing smoke here, just being honest.) Big Grin

So, John R., are you implying that it is not a good idea to be represented by an agent whose brokerage is listing the property? That, when push comes to shove, they really aren't legally bound to provide you with unbiased representation? Or, that this would not be possible given their pre-existing agreement to represent the seller?

Les

That is correct Les. In a dual agency (I prefer to call it limited agency) situation
the Buyer is at a disadvantage regardless of what kind of papers the brokerage want the Buyer to sign, implying full representation. The agent/company already had privilaged information about the seller, long before they met the buyer, and they can not share that information with the buyer. (Ie. they can not tell the buyer that the seller wants x amount of $ but would gladly take y $ less. Or that the seller has to sell because of a divorce. Or that the seller is buying another property and has to sell this one. Etc.) I always recommend to everybody: get your own agent to represent you.

Hey John - that info is all on the coconut wireless.... ha ha (divorce, negotiatian $$'s, etc...) No need for an agent to break confidentiality! All the sellers and buyers acquaintances will do that!

Unlike Las Vegas, what happens in Puna never stays in Puna!
