I seem to have read somewhere that in HPP some of the ocean front lots were set aside for coast access - not the central part, but among the lots on both sides - anyone know about this? If true, would give more options to getting the ocean for walks/viewing. Thanks.

I believe there is a one acre park area on Paradise Ala Kai, but I haven't confirmed it with the HPPOA.

I read somewhere on the HPP site where the ocean property (unimproved) was redesignated to something other than park so that an adjacent property owner would not have restrictions on building. I hope it was a temporary situation and there can still be a community park near the ocean (there is no beach).

Let's see, I own lots in Royal Hawaiian Estates, HPP, Nanawale Estates and Leilani Estates, therefore, I have personal experiences in those areas. I must have been on Puna Butter going into those areas and I even made a mistake of going back and buy more lots in some of those subdivisions! Smile

John, I have few questions for you. Everywhere I read and watch also that the housing market is bottoming out on the mainland at some record rates. I'm talking all across America. Did you happen to catch ABC's Nightline about the Housing Market? People in California are offering up anything from six month mortgage paid off to getting a Flatscreen TV, to a brand new car to buy a house there. Is the local REal Estate Market feeling the same crunch that the mainland is feeling? Are you seeing these kinda deals being offered by sellers here yet?

a contractor friend of mine just finished 3 houses and has 3 more he's finishing, had to lower the asking price on the finished ones $30k so far and no offers yet, they are up by volcano.

ABC/s Nightline had a very disturbing piece about the Housing Market on the mainland. In some cases sellers are offering up brand new cars to sweeten the deal. One offered to pay the first six months of a mortgage.
The best one was a 5 million dolar home in Malibu. It went months with out even one inquire...then they offered up two free years on a leased,brand new Mazerati. He got five offers within a few days!
So people(sellers) are really having to be creative to sell their homes these days. I know it's being felt to some degree here in the islands. But are people(sellers) here getting desperate yet to sell their homes/property?
