I've gotten a couple "I know somebody"s but they haven't panned out yet.
I may just go with Argus. I had talked to them a couple of months ago and they said they could do it. I have to research it some more. Someone told me I am committed to buying their modified kit if I do. I don't know it that is true. Right now I've got a bunch of other things on my plate so I haven't been pursuing like I should.

not really...
the code says if you are on AG land you can build an Agricultural Building without a permit.
But here is there definiiton of
Agricultural building.
“Agricultural building” means a nonresidential building or structure, built for agricultural or aquacultural purposes, located on a commercial farm or ranch constructed or installed to house farm or ranch implements, agricultural or aquacultural feeds or supplies, livestock, poultry, or other agricultural or aquacultural products, used in or necessary for the operation of the farm or ranch, or for the processing and selling of farm or ranch products.

You need to call and make an appointment to talk with Argus. He isn't there every day.
His plans can be modified and why wouldn't you buy from him ?
He delivers and his lumber is a higher quality than Home Depot.

This seems incredibly broad -- which means it's probably "at the discretion of the building official".

"..located on a commercial farm or ranch.."
I think this is the part they get you on.. Just because you have a lot in Puna subb division and it is AG land,,
how many are a commercial farm or ranch???
When I called the Building Dept and asked if I neeed a Stamped permit for a garage,, the lady said , Yes...
I have heard the county wants to crack down on non-permitted buildings....
I don't have a problem gtting a permit,, just tell me the requirements and don't take a year to approveo one,,, it is not rocket science....

Unlikely they will risk crippling the economy. That said, I'll get permits just as soon as County deals with the roads. Otherwise what am I paying for?

I did forget; and I almost feel bad for driving the thread back into the usual ditch.
That said, I still think the regulatory overhead should be proportional, but we're stuck with "one size fits all" and "selective enforcement" and my new favorite: "watch prices go up while you wait for permits". Obviously what we wanted, since that's what we^H^Hthe "right people" voted for, and equally obvious that it's totally worth it because we're so lucky and blessed to live here.
Did I miss anything? I'm writing a guide for the recovering ex-resident.
