Building Permit Problem

Well, yeah, it doesn't always work, but it doesn't hurt, either. Plus you can help them eat the malasadas which is worthwhile even if the permit doesn't get processed.

Hey, what's the longest time frame you've had for a permit to process? I've had one take just over a year before, but that one involved a variance and Waikiki.

When I was working in Santa Barbara and Malibu permits were taking 18-20 months and costing about $30,000. The architecturals and engineering were usually running over $100,000 - the paperwork in SoCal was about equal to the cost of building a modest home here.
Assume the best and ask questions.

I had one take a year before but it got stopped at planning for the consolidation paperwork to catch up.

The fastest ever for me was 11 days!!! (I think someone picked up the wrong stack!! But I wasnt complaining!!!!)

I see the morale to this thread, is to never buy a unpermitted, or even partially unpermitted house, no matter how good the price looks.

I did get one permit once on the same day, but it didn't have any plumbing work so it didn't have to go through Bd of Health.

Well, Lew, buying an unpermitted or partially unpermitted house does have it's disadvantages, it is similar to buying a car advertised as a "mechanic's special".

As construction slows down, it will probably be easier to get permits for unpermitted buildings. Mostly because then the draftspeople will be hungry enough to work on them, the Building Department won't be so swamped and electricians and plumbers will be willing to come in check over the project and sign off if necessary. When construction is busy, then nobody wants to work on an "as-built". New construction is a lot more fun than renovations and even renovations are better than as-builts.

Lew, I disagree on the never buy. If you have some time, and cash and are patient and willing to negotiate the obstacles, an unpermitted house can reap some financial benefit based on the market at the time... i.e. fixer-uppers. If it becomes a market where new spec houses are a dime a dozen, nope doesnt make sense. If you love the property and that is the deciding factor, buy for the area you like and gettign it permitted will (eventually) follow if you work at it.

As I understand from Jerry at DOH , all permits are required to cross through dept of health for the last few years. Even those with no plumbing.

True, I didn't say what year that one day permit was pulled. I can't exactly remember when, but I think it was mid eighties sometime n'er other.
