can you define reasonably priced?
Waimea is pretty good for not overpricing, but of course the nicer it is in general the rates go up. For basic stay overnight needs, the Kamuela Inn is an affordable motel that is clean and has a bit more personality than most hotels. They serve continental breakfast buffet in the morning, in a small common room. Not a B&B. We stayed there for an early morning appointment in Waimea.

Thanks Carey ... yeah, the newer rooms are better, by the way. I meant more personality than most Motels, not hotels.
This is the tripadvisor page for Kamuela B&B's (note not all are in Waimea, includes Puako and Kohala Estates). I have always heard good things about aaah the Views, but that is for the more special stay and the rate is a bit higher. If you stay in the Kamuela Inn or anywhere in Waimea in winter, take your socks and warm clothes, unless it has a fireplace. oh, and don't stay there for "TV." It was as minimal as TV gets ... but clean and cheap and safe. Also you can walk next door to Merrimans (sadly, not cheap).

I have stayed at Aaah the Views ( http://www.aaahtheviews.com ) in the sunset room. It was nice and quiet, the view really was nice, and breakfast was good.

For a B & B I would go to the stayhawaii.com Web site. It's the site of the Hawaii Island Bed and Breakfast Association. All the B&Bs are legal, have insurance, and are inspected regularly for cleanliness, how comfortable the beds are,etc. Also if you have a problem with one you can contact the Association to mediate. Both Aaah The Views www.aaahtheviews.com and Hale Ho'onanea www.houseofrelaxation.com are listed. I haven't been to either place but have met the innkeepers and they are very nice.

Grab the rates now! With the new publicity in Nat'l Geographiocs "Adventure" listing Waimea as "one of the top 10 'waterfront' towns" prices may go up! (gotta love the Hawaii Trib Herald article today on the Waimea selection...)
