I am pretty familiar with most Puna subdivisions. Leilani Estates is my "second home" and I wouldn't even consider any other area. Plats 18 to 23 is the most preferred section of Leilani and I would recommend to look there at first.

I almost moved to Leilani in 2003. This house I looked at had one of the most exquisite gardens I've ever seen.
I did change my mind because it was Lava Zone 1, but there are plenty of folks like John who are OK with Zone 1. At the time the insurance coverage was going to have to be from Lloyds of London and really high; that has changed.
As with all strip lots, having an acre doesn't necessarily provide as much distance from side neighbors as one might hope.
If Pahoa works for you as your "center" for all your needs, the location is great. If you need to go to Hilo all the time, HPP is more convenient. But in HPP you have no CC&R's to protect you.
The houses being built in Leilani are very nice ... you won't have junk next door.
Lastly, I think this is important and others do not:
you should at least be aware of your proximity to Puna Geothermal and what that might imply. There are SOME people in Leilani who have had health issues. Some people are very sensitive to sulfur and should not live in areas where sulfur is being emitted.
If PG doesn't concern you, that is fine, but I think everyone should be informed about it before settling in next door. When I was househunting there, I knew about it in a very offhand way. Some of Leilani is much more downwind from it than other sections.

I drove through the Leilani and the Kalapana Seaside subs. They remind me of the Kona side or Kapoho, where fresh lava predominates the landscape.
I personally preferred the Fern Acres, Orchidland, and Nanawale areas, as they had more soil formed on the surface. Its not a thick layer (like the Hamakua coastline properties), but seemed a bit less desolate to me (I'm from Michigan, not California).

Leilani has a lot to offer. I think everyone has very well summarized both its pros and cons. I haven't lived there personally, but I wouldn't hesitate to if the right place became available (oh, say on Malama near Hookupu with the killer ocean view for $200,000). <wink -- ain't gonna happen>

Google "Leilani Estates" and read about the Geo-thermal plant. NICEEEEEEEEE
some people are cool with living near Chernobyl too, just not me. You go and buy that lot <wink-wink>.

Lack of knowledge prevail?! The geothermal plant has no effect on most of the subdivision and even in the lower part it is hardly even noticed. I don't live there but have been going there for seven years and I am sure the "LE Residents" on this forum will confirm my statement.
