i was shocked to see a lot in Nanawale sell for $5,000 after being on the market for 49 days.
can anyone remember the last time lots in Nanawale were selling for that price? I thought $10,000 was a great price

It looks like prices are dropping in Puna too. Wonder if the property taxes will start going down too.

i've just checked my new assessments, looks like values dropped 5-10K in most subdivisions but the home valuations jumped up substantially, leave it to the county to still make a buck even when values are starting to depress.

That Nanawale lot may be a real dud too. There are some lots below Nanawale Blvd. between Kehau and Hapuu St. that are unbuildable without an elevator.

Last lot I bought in Nanawale was in '93 or '94 and it was for $3K. I've seen them for as low as $1,500 before. That was right after sugar left, though. I'm guessing you'll have quite a few to choose from starting around $3K to $4K in the next couple of years and with the occasional distressed lot going for about half of that.
