Does anyone know if the below cost estimate page still is accurate for buildning on the Big Island, Puna?

It estimates a regular shaped 2000 sqf, two floor, house of average quality at about $100k for material and $100k for labor turn key, but not drive way and heavy excavation.
What is the hourly rate for a good licensed carpenter?
Generally, has the prices come down compared to 3-5 years ago or are they up again?
Are contractors really busy again?
