Is the only opposition (by any community member] that the range of approved use is too broad a field? Is there any other valid opposition? I havent heard/seen anything but please if there is - it should be presented.
I did pick the crematorium out of the hat knowing it was extremely unlikely, kind of joking, didn't expect it to be taken seriously. [] I think your idea that a narrower list of uses for right in the Village might be looked at, a commercial zoning lite if you will. But does that require changes in the General Plan? I don't know, Bob Orts would know about that.
I don't want to be the person taking questions for someone else here. I said I had personal confidence of her integrity, and I'd appreciate if it were let go at that -- my opinion...
KathyH, not to inflame you but it is not all about you, or for that matter Tiffany. So dont take the crematorium comment personally. It was actually, IMHO, the most farfetched use on the list and made me laugh long before you mentioned it. I used it as an example since it was mentioned in this thread. No one mentioned a gas station, or any of the other 46 examples except the retail use, of which a couple I rolled my eyes at as not viable business in the middle of a block with substandard street width, and fairly limited parking.
As for asking on BIC, you do what you want, and I will post here on this thread about this topic. I believe this thread with people I respect responding is more of an interest to me. I value quite a few people's opinion here such as Rob's because he lives and has a business just steps from main street Pahoa, and Bob Orts for wading though the legalese for us non-lawyers. I did read both comments on this story on BIC. There was no additional knowledge or anecdotal information provided there by any others.
We know Tiffany is opposed, and I specified I am interested in any community members reasoning who are in opposition. Truly interested. Is any one else opposed? And more specifically, are any opposed who hold no financial interest in the outcome? What are their reasons? I understand Tiffany is sincere in her opposition, and I did not question her integrity in
I understand the Galans (I am no longer using the term "skate shop people") are very interested in this issue because as I understand a sale of it as a single family residence is not very probable with residential zoning, being almost fully surrounded by commercial operations, traffic and noise, and no longer being truly a residential neighborhood any longer.
As another example, when the BK/Long's/Paul's/KFC was on its final stages of development there was quite an opposition from many people for the following reasons, not just the type of operations allowed (fast food, and big corporation) but also because of the traffic issues (flow and congestion) involved.
Again a simple question is asked: what, if any, other opposition exists to this zoning change request? I do not see any reasons presented other than the objections to the broad range of use if the zoning designation is changed.
I also tried to present an idea for an option. There may be broad changes need to be made to the General Plan that is so antiquated, it is almost laughable as the people at SPACE would probably agree. Maybe these requests need to be put on hold. The designation could change as to what is included and narrow the list down so that Crematorium (as an example) is no longer on the list of acceptable uses. Furthermore, with the existing zoning, unless your crematorium was already permitted and functioning, it would not be allowed as a use. Another example is an area like mine, where all SMA assessments were put on hold for almost 5 years, while the situation here was sorted out by the county and state.
ETA: Yes, continued not postponed! Thanks Rob!
