I suspect we'll never get our elected folks to bite this bullet.. and long before anyone is willing to Pele will play her yum I love asphalt trick and devour 130 and as if Aladdin just happened to come out of his lamp we'll have a PMAR.. maybe even a few in that the carrying capacity of a single gravel road made overnight probably aint going to cut it. And, in classical Hawaiian kine style the situation will resolve itself.. well sort of.
I don't think most people really evaluate the conditions of a community and all the subtle aspects that make it unique when they relocate. So it's not as if most of them do anywhere near the research I suspect you did Carol when you say you did a lot. Sheesh in 1990 when Pele was chewing on homes in Kalapana Gardens one land owner actually said to me "I had no idea we were on a volcano" and she was serious.. tears and all.
Though I also know someone with two lots on Railroad ave., in HPP that is hoping they'd build the thing already. I think his bet is in the land adjacent to going up in value not down as I suspect yours is. I do know of many instances where redevelopment has been profitable and in many ways good for the community as a whole, though for all the obvious reasons it's hard to have faith in our reps getting that right either. Funny we pay them so much for doing so little eh?
