Your avocado tree blooms may not be getting pollinated. There are many articles on avocado pollination/pollinators on the internet. You may need several trees of just the right varieties planted in a particular layout to get reliable pollination. Even then, you may find that one particular variety will be the one that consistently yields most of the fruit with the others acting as pollinators.
Yep, we had this experience with ours: we grafted 4 different varieties onto our mature tree and finally got some fruit, but still erratic bearing. Avocado are just finicky, i suspect.
