I have been the architect of most of Rob's projects. Steel frame oceanfront homes like the 'prefit' ones I design have no issues with proximity to salt water. If steel is in fact exposed as a functional/aesthetic part of the program, proper deign and possibly a maintenance schedule would alleviate any issues.
This would be the fastest and most cost effective high-quality frame which you could hybridize with IMP or other panels or ICF as Rob has done.
We just permitted one in Kona and could produce "semi-custom' design of that or a dozen others. We could modify one for your use instead of designing from scratch if your lot allows for it.
