Does Hawaii have any disclosure laws in real estate? If an agent or homeowner knows there is an issue are they legally bound to disclose? And by issue I mean anything from termites to a property being in a special zone that can't be built upon.
In Hawaii real estate agents are still showing pictures of the Kalapana black sand beach when advertising properties in Puna, and it is legal, so don't count on a whole lot of help from that industry. You really have to do due vigilance here, and some of the information isn't on out there on paper. That is why so many of us here think people should rent for at least a year before buying.
