Anybody consider that the sub-divisions north of the flow are, although I do not have supportive evidence to sustain this but, I noticed the other day, increased prices above the flow. And, would expect an increased population in those areas, hence, the need for critical planning for increased traffic. Most especially as Orchidland is amassed with speculative 'investment' lot owners, there's a lot of controlling interest to improve their value during a potential transition.
