kalakoa - thank you i will, and fortunately simplicity is on my side. i live in a simple structure. despite that, it has been well built. the sketch-up is coincidental to the fact that i now need detailed sketches hopefully that combination will enable me to get architect stamps and new permits without too much difficulty.
