Hmm, tips? It depends on what kind of lifestyle you want to live. Lots of terrible roads that flood often. Squatters and rippers about here and there. Sometimes vehicle carcasses get dumped by young punks on back roads after they visit their uncles chop shop, plenty of coqui, and you will get fire ants eventually if you don't have them already.
That being said I own one of the Hawaiian Acres lots and absolutely love my little slice of paradise!
25k sounds like a pretty good price too. You should talk to your closest neighbors in the area first. What are they up to? Do they have a piggery? Mmm wafting with pleasant odors. How about someone who raises roosters for cock-fighting? Okay with 60 birds crowing at 2 a.m. on moonlit nights? Maybe your neighbor may be the uncle with the chop shop, the kind that collect countless cars on their property. Unfortunately all those types are out here. Investigate first.
