Do your due diligence.
Has it been surveyed or will you need to pay for that once it closes escrow.
Is it cash or payments ?
Has SSPP Been paid in full and if not - how much is the fee to hook up to the grid?
Is it a Mr.Yoza lot ?
In the last 90 days as an example on Rd 8 ( paved rd ) between Rd E and Rd F lots have closed at between 23K and 50K.
Offer cash out at $18,500K and go from there .
Does that part of Rd 6 have internet via cable of telcom ?
Fire ants are the least of your worries.Check with local law enforcement on the amount of crime reported on your street or with in one mile of your property in the last year or two ?
Is it closer to Rd F or Rd E ?
The Goat farm and weekend pizza party place is on Rd 6 closer to Rd E.
The goat farm runs 24/7 and sounds carry especially at night .
Many sellers punch in a driveway as a small kine incentive for the unsuspecting buyer .
25K is a bit high - if paying cash - offer lower and see if seller will take that offer.
