It sounds like you have a fairly specific vision and plans for what you want. Good for you on that. However, HPP may not have been the best choice for following your vision.
You said your tiny house will be situated at the back of your lot. That will put it close to the back boundary of someone else's lot, and as has been stated earlier on this thread, the lots in HPP are not that big. While your lot currently may not have next door neighbors, know that HPP is getting closer and closer to being 'suburbia' rather than 'country'. The chances of you being able to get by with no septic system are very small, and shrinking rapidly with all the new construction being permitted and started almost daily. Nothing will bring down the Board of Health, and consequently the Building Inspectors, after you faster and harder than not having your sewage and waste water dealt with properly.
Once you get here, you might want to spend a bit of time looking at larger lots in some of the 'looser' subdivisions before starting your projects.
