We have lots in our area which some Realtors have claimed were sub-dividable, however, there are covenenants which prevent any sub-divisions. The property was sold and the new owners don't want to sub-divide, but if they tried, it wouldn't go through. I also know of some other property which was large enough to be sub-divided and didn't have covenanents against it which wasn't able to be sub-divided because of lack of available infrastructure.
The number of houses and the number of parcels don't have to match. If you want your daughter to be able to build a house on half of it, if it is zoned for that many houses, then you can build that many houses. You could own the property with your daughter or just let her build a house on your property and live in it.
