I'm no expert on this so hopefully someone who is can help with explanations. I think sheet vinyl looks cheap. I did have it in a previous kitchen. It was actually two layers. A newer version over an earlier installation. You had to be careful when moving appliances as it was prone to rip and could be cut from a dropped large knife. On the other hand, it was fantastic to walk on. It definitely looked low rent.

I have shopped for vinyl tiles at some higher end stores. Some of it looks very very close to ceramic or in some cases wood. When holding the tile and looking at it's construction you can see the padding. Some has much more than others. I don't think water seepage would be much of a problem. It wouldn't be as padded as the fore-mentioned sheet vinyl or carpet, but should be better than wood and much better than ceramic. From a Realtor's standpoint, it would not have the resale value of true wood or ceramic.
