does the condition of the roads matter? like private and graded; private and substandard; county and paved? i believe that royal hawaiian and ohia estates are flag lots (someone correct me if i'm wrong). maybe you could purchase side x side or front and back lots?
what about if the parcel is zoned for agriculture?
