Vancouver is hot, hot, hot! Aside from crazy preparations for the upcoming 2010 Winter Olympics, there are over 10,000 fire fighters and police officers in town this week from all over the world (saw a group of Brasilians proudly waving their flag as they walked downtown, just celebrating 'being')who are participating in the World Police/Fire Games. Sunday is the huge Gay Pride Parade, and this evening there was an organized protest/celebration with hundreds of bicyclists taking over the main roads and bridges by riding side-by-side as they head in and out of downtown Vancouver, just because they feel like it (taking back the road for one night while motorists their way the rest of the month). No wonder Vancouver was again voted as one of the most livable cities in the world (you may want to branch out from LA or HA for a change)! As for how we're doing, we got our building permits (garage, main house, guest house) last week and Cat is helping us with getting bids. Our 'impractical dream' is starting to take shape.

When we bought our house in HPP we used Reid Choate & Associates, out of Pahoa. I felt like their appraisal was thorough, professional, and good on the comps, even though there wasn't much out there like our house that had sold recently. 808-965-0238, their website is

Sorry about the divorce, I know that it is one of the crappier life events, kind of like a year long root canal; plus my experience was that if we had been able to communicate well we could have stayed married, so why would the divorce be any better than the marriage was?

Sorry John, but how can you recommend an out of state appraiser? She has absolutely no clue about the local market. I wouldn't eve hire a Kona appraiser for an East side property.

Agree with John. Totally different markets. You need to utilize the services of an appraiser familiar with this area.

My friend in HPP just got an appraisal for a loan re-fi.
He did a really poor job so Glen be careful. I found more out from Julie Paul's crew for her than the appraiser had. He didnt match even # of bedroom/bath or even SF. It was seemingly totally random.
When asked about it, he would not review his appraisal just to double check. Luckily it worked out for my friend because appraisal was still over amount to refi. She was just irritated by the appraiser and his lack of real effort.

Kathy, you are referring to the "BPO" which mean "Brokers Price Opinion" that we provide to lenders prior foreclosure and provide it again every month until the property is sold after their foreclosed on the property. However, when an "REO" ("Real Estate Owned") property is sold the sale is subject to a full appraisal if the Buyer is getting a loan.
Even though appraisers shy away from this method, I personally like the cost approach method for value. Using the replacement value of the improvements with a 27 and 1/2 years depriciation schedule and adding the low value of the land is one method of arriving at the value.
