Glen, prices may be low for you but to me they seem to have jumped dramatically!

I was looking at ads today - Ainaloa over $900-1200 - jumped in last 24 months from $500-800.....

HPP - upwards from $1200 - that was the top end before......

Leilani $1200 was cheapest except for a small studio.....

You are paying the post-Katrina premium now in The Quarter. Rentals are tight and higher here in Red Stick, but not as bad as N.O.
The lower rentals and purchase prices in Puna compared to Hilo reflect the travel time and relative lack of "amenities" that some people find important. I grew up in the country, so I prefer Puna.

I would expect BI rental rates to come down some. You should have a lot of investors who bought high and now don't want to sell at a loss and will then put their properties on the rental market while awaiting a turnaround in the Real Estate market.
