If there is a great deal on property, why not do a "lease with option to buy"? That way, could look at it as "renting", but also lock in a decent price if the area is missed. Still, I would really take a look at all the threads and what folks are saying about being on "the other side". That may be what you all want; then again, maybe not. Sounds like you all have been here quite a bit...but that was prior to this north east flow, right?

Most other countries do not want retired Americans who don't come with bags and bags of money.
Australia requires (I believe) 750 k for you and another 250 k assets for a spouse, to qualify. Good for four years visa ,then every two years after that you need to re qualify and prove you are in good health. You also have to be able to drink a case of Fosters without falling off the bar stool (at least not more than 2 or 3 times) That's scarier than lava. (Not the Fosters part, the health part.)

Unless you have the hundreds of thousands to get your great deal in Hawaiian Shores that may soon be inaccessible or be burnt down by an ever slowly approaching lava flow,then go for it. My wife and i strongly suggest you rent 1st,take at least a year,maybe two renting somewhere in puna north of Ainaloa and look around at what is available within your financial means. Check with the police on how many thefts and burglaries in any place you intend to buy. It is like buying a used vehicle site unseen from afar. heck , we can sell you a 2003 toyota tacoma 2 wheel drive 5 speed 4 cylinder in perfect condition and 78000 miles and all it needs is a battery for 1500$ . We also have a 3 acre lot in HawaiianAcres that has a river running through it when it rains heavy for $7000.Of course you can not build on the lot as it floods and you can not doze the lot . Site unseen we can also sell you a polar bear in a snowstorm north of the arctic for a mere 300$. Rent 1st for at least a year,maybe longer and forget the H.Shores deal. There is a reason why it is so cheap and they are looking for a sucker just like you to take over their head ache. Good Luck.

![]() Besides that, most homes in the shore/beaches subs will not get hit with lava but, making it super miserable for people driving around chain of craters road to go get mail and toilet paper... Thanks to all for the insightful responses. The house in question is/was a great deal, period. Around $160K for a $300K house, IMHO. It's a decent gamble financially, but a bad bet emotionally, methinks... don't need the stress.
Am confused by the Puna real estate market...with this sole exception, I haven't seen prices weakening. Is anyone actually still paying $400K for a nice house in lower Puna? I keep expecting a sort of "fire sale" if you will, but nothing yet, as far as I can tell. Or did prices plummet already this summer? Or is everyone just in a state of hopeful denial? Have spent a few months touring Australia...just stay south of Sydney and on the coast and no worries about critters or sharing the glorious beaches with anyone or anything. Will likely wait and see, and buy elsewhere on the BI if need be. Thanks again!

Only the rich can afford to move. Most of us have no where else to go. If we sell out, I'll have to rent. Might as well see what happens... It's what most of us can only do. Tho, I suppose if someone offered me 35K cash, I'd be thinking about it hard!
