Puna isn't really hell and most of the mainland is one hellhole after another in comparison. However, south Puna has to be the least pleasant if you don't want to have volcano and road problems on the brain, day after day. That and there are much nicer places on the east side. The lot prices in Puna made Hawaii look too affordable and that brought too many people over that are living on the margin anyway. This reality may be popping a bunch of peoples' dreams but were they dreams or hallucinations?

Purely tongue-in-cheek on my part; obviously we love Puna, although the lava/fire/smoke/storms/plague-of-frogs combo yields certain biblical overtones. Anyway, thanks for the sanity check ("negative" in my case!).

Yeah, in contrast to calling Hawaii paradise. All Puna needs now is a tsunami and the coming hurricanes and lava flow will be the trinity completed. They do say it comes in threes. Puna is great and beautiful, a lot of the people populating it, not so much. It's becoming obvious many people coming to Puna never completed 6th grade or somehow managed to complete high school with a 6th grade level of achievement. It's tough. If you have a mortgage, you are probably stuck with it. Puna real estate has been reduced to cash sales with no insurance. That is going to lead to some people just walking away from their mortgage, not saying anything. If they go back to the mainland, they could have a well established rental residence before the foreclosure proceedings have even begun. It was established before this eruption that there about 30,000 plus residences on 55,000 lots in Puna. Haven't seen a breakdown on distribution, how many are in south Puna, and how many are abandoned, vacant, and rentals. Something to look up. It used to be the 55,000 lots was used as some future indicator of growth, and the reality is that there are thousands of lots that won't ever have a residence on them.

So, aside from buying property in the path of the flow, South Puna is awash in great cash only deals. The obvious downside is transportation. Take heart, there are options. Pohiki boat ramp can handle up to a 30' boat; the Cigarette 30 Vice would get you there! Then there's travel by air: Helicopter, ultralight, or even a trebuchet w/ parachute! I've heard talk of zip lines, jet packs and even motorcycle jump ramps. As for ground travel, I prefer the K 1600 GTL BMW motorcycle only because I can't afford the Mercedes GL550 SUV w/ driver. In any event, the money you save on housing can be applied to myriad creative transportation solutions, you just have to "think out of the box" as the shopworn cliche goes.

No so fast condemning Hawaiian shores, beaches, parks. Actually most of the south side of the subdivision is up hill The HVO map shows the greater odds are crossing above the subdivision or at its north western edge and traveling north. Then, especially as you near the ocean, the flow would have to go up hill, for the most part.

Rail road would be cut through to Nanawale in which access to what's left of Pahoa would be availed. There is a very rough road in place currently and I've been told, years ago that you can get to Beaches, parks, shore from it. Some rumor as well about it being an exit for criminals. If the Blvd. get cut off I'd expect that road will be graded to accept traffic though Nanawale.

In fact there is more than half of Beaches and shores which this current flow will not go into.

The greatest downside would be if the flow does go to the ocean, cutting off beach road, and being south of it for the gasses which residents in Leilani have the luxury of breathing currently. The largest problem to the majority of Beaches, parks and shore could be the water company though. Will it cover the well? take out the station? That would be my biggest worry in this subdivision. Of course depending on which side you're living.

But gone?? Nope, not in this flow, however as it's migrating down the rift towards the cape so, nobodies ever going to be lava free in Puna anywhere, north or south sides of the rift. .

Regardless, the south side of it is on higher ground than the north, and especially as you get within 10-15 blocks of the ocean the south side is all up hill.

I'd advise whoever does buy there, to insure they are above it all. (pun)

Too bad HVO has such crappy maps other wise with better data land grabbers could scrape up the best sites.

I have a property in Hawaiian beaches 6 block to the park/ocean and to the north of it is all down hill. I'm reasonably comfortable it would have to come from the rift zone to cover it. And even then, make its way uphill to go down.

Yet,, certain the current flow, unless it takes some major changes and heads into Nanawale, and after take another wild turn, it'll be there for some time to come..

And as everything south for 7 blocks is up-hill and I aint talking gently sloping up, but UP! , I wouldn't be stranded, out on a limb too. Smile

So, if anybody is planning on this subdivision,, does you homework and buy higher ground.

Hey JEFF... long time, no see!
You would be AMAZED at the condition of both Railroad & Beach....so much mo'betta than ever before...our little Focus can handle it no probs!
