Not sure that the word subdivision has the same connotation everywhere. In my limited experience, I would associate it with a defined area with a degree of commonality of the houses etc. Here I find, that I do live in Kahuku subdivison - according to the tax map, but there is little commonality except we are on one side of the road and the other side is named Piha subdivision. There is no association, board, or other overbearing organization. We find we do like living in a gated community - it's our gate and it hasn't been closed since last Aug. So far we have no CCR's, but I'm seriously concerning posting one - "IF YOU MUST SMOKE, KINDLY LEAVE WITH SAME NUMBER OF BUTTS YOU ARRIVED WITH"
OK, I might have to work on the wording a bit.

David, make sure you record it at the Bureau of Conveyances, otherwise it will not be valid!

Hey David how about "Don't be a butt and leave them around"! I smoke and can't stand to see them thrown here and there.

Its pretty far from Hilo if commuting for work is a concern. There's some really nice new places being built there, but there still are some rough/unpermitted places there as well. Everyone I know that lives there is really great. They have bus service now but only once or twice a day (but its free). Its close to Kehena Beach. The lots are small, but if that's not an issue for you, it can be a great area.
Oh wait, I'm supposed to bad-mouth everything so that people stay away. Man, its horrible there. People walk around with machetes killing puppies and kittens.

Yes, this whole side of the island is rural. Less so in KSVE (Kalapana Sea View Estates) because of the small lot sizes. But its still laid-back.

Rural?! Nah, there is a subway system there, and train, and buses, and there will be an airport, and there are many good restaurants, and stores, and sidewalks, and .... (What a nightmare!)
