Speaking as a new land owner (as of today, it closed) I will defend realtors.

John Dirgo helped us but I would have trusted others. It is important to realize what they are and are not. If you have your own realtor you have your own agent, rather like your own lawyer. If you go only through the listing realtor then be aware that in many area, he represents the seller, not you. That is not good or bad, it is just he way it is.

Realtors naturally know more about real estate. It is their business. An economist can talk about the economy but a realtor knows real estate and much more importantly , a realtor knows the local situation, No economist can know that. They are the experts. Are they going to puff up the market. Sure, to some extent but it doesn't matter. Reality will ultimately prevail. If in doubt, ask whether the realtor owns the property. I've noticed in studying the listings that some of the most overpriced properties are realtor owned, but quess what? they don't sell.

Also in studying the listings, it looks to me that Puna land prices are reasonably consistent within each subdivision. Some land prices, eg Hamakua seem outrageous to me.

At the end of the day, I am more than satisfied with the advice I received and very satisfied with our purchase and I don't care one bit whether it increases or decreases in value because I'm never going to sell. We're going to plunk ourselves down and not budge. And Madame Pele is not going to come knocking. I already talked to herSmile

I guess asking a real estate person which way the market is going is probably a mean thing to do, especially if it going the wrong way, so we should just read between the lines and assume the market is indeed going south since thats what all the signs point to.

Lets give the Johns a break and not press them on this issue any longer.

my point is simply that it doesn't matter which way the market is going. Unless you are a speculator and I assume from most the comments here that most people are not speculators in land.

The only reason I'm not responding here is because I was asked not to. And believe me, my thoughts on prices and the market is not all sunshine and roses, I'm too much of a realist. But since my silence is now being interpreted as bad news, I will respond. My short answer is "I don't think it will crash, prices went up too fast and now its settling back to a more normal market. What prices will do depends on your time frame. I think for the long term, real estate here is still a good investment, or I wouldn't keep buying it myself."

Is this "The Grass-Shack Money Machine" by John S. Rabi that you have in the files section of the Lanai?
If you would like you can put the PDF files there and those can look at it on the Lanai, if they are not signed on, just hit the I want to Join button and I will okay you to come on.
Sound like a good solution if you'd like to do that.

I have many comments I want to make about the market and the ups and downs of the last twenty some years that I have watched it. But I am off to bed and just saw this thread now, so can do that tomorrow. I have nothing to do with any financial interests with any one in real estate, just my own investing.

I have watched John Rabi for 7 or more years now on KW and assorted forums....so can give you some history there too.

I hear where you are coming from bystander, because any decision that you make is ultimately your loss or gain, you are the one responsible to keep the cool head when deciding whether to sign on the dotted lines...and it could affect you for many more years to come.
