Oneself, I think you are on the right track. Building here is not for the faint hearted. There are plenty of houses for sale, including brand new ones.
Find one you like and you're good to go.

It is more a case of if it looks like it should be in Palm Springs, Arizona, Nevada, or Florida it won't work here unless you run AC 24/7 and who is going to do that. Not too many spec builders transplant North Mainland house designs to here, but they sure love designs from places like the ones I listed above.

No, I def want privacy. I will need to clear some out to plant fruit trees and such, but their is a greenhouse there to get plants started.

Most people don't take into account the taxes and fees they pay on a piece of property. A couple of examples:
Hawaiian Paradise Park - yearly taxes might be $200-$250, Assoc fees are now $275 a year and rising. Hold a lot for 10 years and you've paid $5000-$6000 to keep it.
Hamakua - I looked at a beautiful 5 acre parcel a year ago, waterfall, year around stream, old taro beds, nice flat building site, but the yearly property taxes were over $3000. And rising. I didn't check if there were other fees, but after 10 years that's $30,000+ you've paid to the county.
Now if you sell at the top of a market bubble you will probably cover those costs and make some money. Otherwise, well otherwise you've helped employ some county workers.

I often walk my dog on that street. There is not many houses on that section, so less traffic. One of PW member I know lives not far from there.

It think I'm paying around 250 per year for taxes and HOA- included in Orchidland. Might be closer to 300, but I'm willing to take the chance that my appreciation per year will be greater than that. Also, the D-9 that I hired to rip it, has doubled in price- so that's a few thousand right there that I "saved" by buying sooner.

Raw land also needs to be insured if one has assets - liability at least ...

one also needs to factor in capital gains tax and the opportunity cost of having cash tied up in land

graded land needs mowing and upkeep

add to that 10% listing fees to turn it .....

you get the picture.....
