Permitting is the same as any other house.

Material costs for most of my clients (exterior SIP walls, Roof SIP panels, roof trims & gutters, steel floor frame, steel roof frame and subfloor cement panels) generally runs $40 psf or less.

Lead times are generally 4-6 weeks.... hopefully about the same amount of time as plan check.

$40 psf is not the part that will break your budget. It is the part that will determine how long your home lasts and how it performs over time.
Assume the best and ask questions.

I have designed and built concrete filled steel deck floors. Requires multistory commercial building mindset, staffing, and sourcing.

Here's a look at the steel framing in the Castleblock home my wife and I are building. My builder said that it went together quite easily and he appreciated working with straight steel framing and not trying to frame with warped lumber.

How does labor compare? Do it yourself? Specialized framing crew and/or tools? Crane to lift the roof SIPs?

I've never needed a crane for the roof panels. Fewer tools required in my opinion. Less waste. Reports (from contractors) are the labor on the SIP is 30% less. I mostly have dealt with owner builders, most of whom have no prior experience.

Btw Rob, tenting does prevent infestation. As long as you do it often enough. Kills everything inside. Like pressing a reset button on insect life inside.

pest control:

tenting: how often are you supposed to do it? what does it typically cost?

termites are certainly a big concern, but ROACHES! and all the other household critter infestations are a daily battle in PUNA! is it usual to periodically tent a house to control all the misc pests?

yes, i *am* thinking about house design features to make it easier to control roaches, ants, et. al. tight closing screens on all doors and windows.

any design ideas? things to do, things to avoid?
