well it takes very little to get a "real estate" liscence in Hawaii or ride on the coat tails of someone who has one. The Ecstasy dealers on my street were "rear estate agents", lied to the state, set up a pretty web site and worked for remax and the Island properties right there in Pahoa next to Island Nat. I've been witness to so much illegal activity I think I'm as jaded and any stone I've ever carved.
Did just get a call the the PA Office and one set of liars will be going to court this summer. I may be just one person and I may be only able to pick off one at a time and I certainly with the system could work a little more efficently. But if you have tenacity of any sort things are possible. List of people to avoid bevieving most of what comes out of their mouths? We paid a premium for a lot in a great neighborhood during the 'run-up' in the market. I still wouldn't trade our nearly-finished home, one that suits our needs, for a small house on a lot that has been ripped stem to stern. It's not a deal if the 'practically free' home comes with poor design, cheapest finishing materials possible, lack of proper ventilation, overhangs and usable outdoor lanai space, and no landscaping. All these issues will need to be addressed but are not always considered into the buy-versus-build discussion. This response has been repeated over and over on various threads that have asked: "Why build when you can buy?"
BTW, not all buyers are from the U.S. market. For Canadians, there's a much improved exchange rate against the U.S. dollar over the last year or so.

why by exhisting? because the planning department and other county people you have to deal with are ...ah..... hmmmmmmmmmmmmmm what word/words do I use? incompitent? Slow? Lost? Understaffed? inefficent?
You should look at older better made homes like 15-20yr old owner builder homes. There are some really great ones but without spending time locally you really shouldn't consider buying anything until you experience Puna first. An LOOK on the ground not on line. Older homes most often have mature landscaping. The junk spec homes have albizia trees growing in their gutters. And like 808 mentioned made from the cheapest china/home depot junk money can be wasted on. Don't know how many hours I've stood in return lines. But! promissory estopel in business law 101, basically says you have the right to goods and services proportionate to the good money you pay. That's really tough to find these days.lol Buyer beware is more like it. Google Puna and look at the topography. Realize if the property is on a slope, all your improvements will cost more. HPP is desireable because the slop is only a few hundred feet elevation over the 3 miles from highway to ocean. But one acre is a small lot when they all get stripped of vegitation.. And hpp being the second largest sub-devision in the country has a plithera of it's own problems. I'd just like to ask ALL of you reading these posts, if you planing on moving here, please don't "CLEAR" any more lots pin to pin. There are enough ugly gravel parking lots with boxes sitting on them. I just get sick when someone comes in and rips the natural hills and valleys of the original lava fllow to make a flat square. Like somewhere you're moving from? Clearing a house pad on the back half of the lot up a s curve driveway will afford you more privacy, less dust from the road in everything in your life and there are some really beautiful natural species growing right there before you scrape it all away. Garbage grows back when you rip off the natural cover. Invasive species take hold faster than your walmart starters. Research the species and the area before you find out too late. The run up in values and the prices today are moderating.Here are the sale prices of a cottage that is oceanfront in my neighborhood.It just went back on the market and got an offer that has been accepted for just over $200,000.It is a cottage that measures just over 800 sq ft on an 8000 sq ft lot.
Sale Amount Date $396,000 02/02/2010 $615,000 09/09/2005 $189,000 08/04/2002 $97,000 04/28/2000 $94,000 05/02/1994 $55,000 02/01/1990 Pure speculation in this case. The Ainaloa properties that 808 is talking about,people who were tapping the equity in their home and got burned. Google "Community Reinvestment Act" to get part of the story.
