Friend moving to Big Island...needs to buy a home
#21
Yes...Your right Hotzcatz. And I believe they will be looking at Hamakua areas also. They also have a young child ...so a good school is a very important factor in determining where they live. They've been to the Big Island several times in the last few years...and seen many places in the Hilo area already. They stayed at our place in HPP and like the area very much...but when I told them that the county is just about ready to start construction to widen Hwy 130...and that it will probably take years to finish....they don't now seem as interested as they were before. They've already seen what traffic is like now...and can imagine what it will be like when construction starts. It's not a great selling point for homes in lower puna for people that have to commute everyday

They can get a house for about the same price as HPP in the North Hilo area and still have the same amount of commute time to Hilo and yet be able to visit their family in Hawi easier than from HPP. A lot less traffic, too....

Honomu is a great little village too. I spend a bit of time there as my mom still lives there. Robert and I lived in Honomu in the beginning... we only moved initially to get further away from his adult son, and my parents...(We lived next door!) and Robert wanted to live on a larger lot! Now we are back to small lot and Mom is going to move in with us [eventually]! Full circle!

I was out there yesterday and it was a beautiful day! and the commute to Hilo isnt bad.

"Edited again to add that I have received several threatening e-mails from Heather Hedenschau to remove this post. I don't like to be threatened, and since I only posted the facts with a link to confirmation, I refused."

Good for you, John Rabi.

And look carefully at the pictures..if there is dirty laundry scattered about or dishes in the sink (can you believe folks and their agents would allow these kind of pictures to be posted???) then be highly suspect of those places. We looked at probably 50 houses over a two year period, and I'd estimate only about 10% were accurately represented by the pictures. A few were nicer than they appeared online, but most were much worse. If there are windows in the pictures, look out the windows to get a sense of the yard. If you're purchasing a house and the listing ad shows mostly pictures of the landscaping, that's another red flag! Oh, and be sure your friends know about "permitted " vs. "un-permitted" houses -- we fell in love with one house, and it wasn't until we were writing up our offer that the agent told us the house was un-permitted, and therefore had to be purchased with cash. That's when we stopped using that agent...

Maybe we were lucky. I found the place we bought doing online research from the mainland. Our real estate guys had not seen this listing, and kind of wondered why I wanted to see it. The house was just an average run of the mill house. But I saw something in the property and landscaping. As we drove onto the property, our agents couldn't believe it. It was like a park. The gent that was going to manage the rental of our place said he could rent it and would play up the park like setting, and the fact that it's close to the Highway 130, and therefore closer to Hilo. The house was fine-though we did tear up the carpeting in the whole house and had a tile floor installed with the expertise of a local gent and new friend we made in HPP. He tiled the entire house including kitchen and both bathroom counter tops, and for a very reasonable price. He also made us a dining table with bench seats,4 bed headboards, a nice free standing cabinet, and some nice bedside tables. Some people are just multi talented!!

There are lots of 3/2 homes for sale with no outdoor living space. What's up with that??? Buy something with an outdoor lanai or you will probably regret it.

Alrighty, here is my 2 cents on Heather. My clients that have used her have been happy. There is the DCCA issue. And the DCCA errs on the side of caution. One unhappy client and you could be screwed and fined. Read between the line - could have taken her license and didnt part. Heather is knowledgeable about the community and property, and pretty straight up.

There are also a number of fine real estate agents for East Hawaii. John Dirgo/David Deweese, Dennis Fuster, jessica Hall all of Aloha Coast. Winston Churchill makes an excellent buyers agent. Hilo Brokers has Ted Stubbs, let me not forget Julie Paul, and so on. Interview them and see who you think fits your needs and personality.

There are just a few I would avoid all together but you can email for that list.

Cat, you are absolutely correct about DCCA. Anyone can file a complaint against us holding vocational licenses and it will remain on our record regardless of the outcome. (I had two filed against me.) However, DCCA usually just issues a slap on the wrist kind of warning letter or a small fine. You would have to do something really major bad in order to get a $5,000 fine not to mention to get a license suspension IN ADDITION.

The link Joohn Rabi included about the other realtor also has John Rabi listed ashaving a pending complaint.
It is true that the other 2005 complaint about John Rabi is closed, but the 2009 complaint is ongoing. Status ois pending.
Guess if you post links for all to see other realtors info yours should be posted also.
Here is the link to same web site John Rabi linked other realtor to.
Rabi has pending complaint.

Let me educate you a little bit.

First of all, I'm not a realtor.

Second of all, I was not recommended in this thread as a real estate agent.

Third of all, and regardless, I already posted that I had two complaints filed against me. (FYI, I was included in the complaint because one of my agents was accused of doing something, and I, as her broker, am responsible for my agents. The filed complaint doesn't mean I did anything wrong.)

Fourth of all, it's a pending complaint. I believe in this country you are innocent until proven guilty.

Fifth of all, let me know if you want the list of ALL vocational licencees, not just real estate agents, that have complaints filed against them.

As I indicated before, anyone can file a complaint against any licencee, and regardless of the outcome it will remain of public record.
