Permitting costs in Hawaii County are quite low compared to most any other U.S. county. I suspect the rents, if that is what broke the camels back, are largely based on development costs and a desired rate of return on investment. It is also quite likely that the franchise fees, combined with ground costs, drove their prices to a level
that was not competitive in Puna's economy.
But without talking directly to the lessee/franchisor or examining the lease itself it is mostly guess work.
Fact is that their prices were high, and they had few customers.

Poor choice of words: while the permits themselves may be relatively inexpensive, the entire project took several years to complete, and that time ain't free.
They definitely had high prices and few customers. I tried the drive-through; it would almost have been faster to drive to Hilo...
I get the impression that some corporates are here as a "me too", and their failure might possibly have something to do with a "lack of basic market research".

Maybe an attempt to recoup to the lein money the developer paid for the KFC franchise owner's default to construction company. If you read the link to the article in HTH I posted, Kazi owes the developer quite a bit of money for this lein. The construction company put a lein on KFC building, which Paul paid off, and sued Kazi in May 2012 to recover his money.

I was bummed when Baker Tom closed, But if he moved here, I'd weigh 500lbs. (not that there's anything wrong w/ that). Just joking, I know he is closing b/c of high rent. Now that KFC is gone, there's no reason to open a Gym across from it in that blue metal building. [

Going to put my 2 cents in here even though we have not made the jump. You can barely buy the ingredients for a meal that serves 3-4 people here in my home town of Lebanon /Sweethome for under $25. Now im not one to be a health/bible/politics thumper, but fast food is killing most of the poor class, as well as "eating" into the lower middle class....no pun intended. Pizza Hut here in town does their $10 large pizza with unlimited toppings[xx(]. Triple super supreme feeds 4 easy, but at what cost? Seriously, we are moving to Hawaii to try and get away from that mentality as much as we can.
Mom and Pop of any kind FTW. Oh, were also coming so we can be with all you beautiful people.

Not all change is bad, A nationwide chain would give us some variety here without the drive to Hilo at 5 bucks a gallon. Don't need big brother " like bloomberg in NYC" to decide what we eat. If you can't stop eating junk food, don't blame the supplier, blame your lack of self control. Also be nice to have a business that paid a decent wage and hired someone besides their nephew.
