Efficiency Dwelling Studio. So anyone did this one? For about 500SqFt, They quoted around 13K for Post and Peer. They also said they could enclose the lanai for about the same price.
I was wondering if anyone has built one of these package homes? I guess they walk the plans to permit it as well, tho I didn't ask it's not hard to do that yourself maybe they would knock the price down?
Questions:
1) how do you like it?
2) how much did it cost to get the shell put together? Labor...
3) how long did it take to put the shell up?
4) Picture links?

We built a custom home that Argus had the plans done and permits waiting for us when we got there.If we were to build again I would certainly go to them again.Wonderful people to work with and great lumber to work with.None of it was that warped junk you find at the big box stores. I highly recommend them

I used to work for Argus and the studio was a popular choice especially if later on you will build a larger house because by submitting a chang of use to the bldg dept you can altering and removing kitchen, it can be a bedroom only, a workshop, etc with the right placement.
The design Argus worked on is easy to build many many people told me. Just make sure you have one exterior "man door" in addition the sliding glass door as sliders really arent meant to be used as a front door and the locking mechanism used to make it a "front door" never hold up well no matter who you get windows from. (I think the design has been changed to include the man door now. or "person door" I guess I should be PC.)

Sorry I'd be interested in this house too but for Cat or anybody- is the lanai included in the Sq footage for tax assessments? What if you added a concrete pad to park the truck? Or if you add a simple roof without sidings? Obviously I have a lot to learn.

Yes they are taxed. Anything considered living or accessory space is taxed. I dont know the rates - you can call Real Prop Tax an see.

Thanks I guess. So half my sq footage going be drive thru carport/lanai.
I always keep pushing back retirement- thinking of staying still 2015 but don't need that aggravation so the new hard date is january 2012. So going have to buy next year no matter what.

My understanding, from a friend who has owned several different houses here, is that "auxiliary" spaces like carports and lanais are taxed at a different rate than interior square footage. If a lanai is enclosed/screened less than 50% of the wall can be solid wall (as opposed to screen) to retain the lower tax rate. I would still double check with the county for the exact story.

Resurrecting this thread because I was just looking at the ARGUS packages. They also have garages with bathrooms. Anyone know how much it would cost to actually put one of these small kits up? I've been quoted 100 or 120 per sq foot. That does not include cesspool or water tank. Seems a bit outrageous to me, but correct me if I"m wrong. Also, has anyone put one of these up and can comment on the experience and builder? Has anyone gotten a powerpole from HELCO put up for a garage with bathroom, as opposed to an actual house? Mahalo!

OH yeah, I know that. But that would "cost extra' to modify and permit. Just wondering if someone actually built the garage with bathroom model or even the studio kit house, with good results and HELCO cooperation?
