HPM told me this did not include the materials, foundation, catchment, cesspool, or other site prep.

Forgot to add "security" and this is huge here. Who is going to be watching these building materials to make sure they dont "walk away"?

You buy the kit from HPM. This kit includes the materials except for the foundation materials and other excluded items. The kits are all priced on their website. I was looking at a small one for around 30k. Then you have to hire someone to put it all together and do the exluded items also. This ends up being around 100 per sq foot- from what I understand. In the meantime, you have to somehow keep all the materials secure. It sounds like a very hellish process if you ask me. Some people do this and are happy, but it scares the living daylights out of me. You also, of course have to purchase your lot sperately as well.

Unless you can conjure up birds to do the work ( a la Cinderella ) i would assume the number includes labor as a large component.

What are you still unclear about with the HPM kid homes? When you buy the kit it includes materials such as wood, basic countertops and fixtures, and windows. I have written already what it does not include. IT also actually includes the blueprints and they'll walk it through the permitting process for about another 1,000 dollars. I think the main point we've all been making is that it ends up being VERY EXPENSIVE to build here. The kit is priced at 30k and it looks like a bargain, but when you add everything else in, it is much more, and that's assuming nothing unusual comes up.

It may have been confusing the way I wrote "foundation materials". It is phrased that way because there is a choice here for foundations. You either put the kit house on a poured concrete foundation, or you put the kit house up on piers. The materials and labor for any foundation is not included in the kit.

Piers now require corners on shear walls over poured concrete.

Concrete is expensive because the forms and pour must be inspected.

Inspections are a big hidden expense; typically, County won't give you a "checklist" of problems, and they're "very busy", so multiply the expected construction time 3-5x, during which you're renting somewhere to stay, finding materials "missing" from the worksite, etc. Camping at the worksite will solve part of this problem -- if you're able to do so without violating State/County laws and/or subdivision CC&Rs.
