Could it be because it is windy and it is much more expensive to engineer a house taller with the structural engineering to address the high winds. Also a lot of the homes appear to be kit homes from HPM, Argus, etc and those homes tend to be single story because its much simpler to make a kit home single story, same reasons as above.

Lots of houses in lower HPP are 2 and 3 story, to catch the ocean views. Otherwise, not everyone likes climbing stairs all the time.

At this point in my life (I'm 34) I would never purchase a house with stairs. One of the biggest selling point of our home is that it it's single story and if I never need it (due to poor hips) we could easily make it wheelchair accessible.

A lot of older people buy homes here. It would make sense to have a single story home. Younger people like multi story homes for views or space for growing children. Many folks later in life after having those types of homes prefer single story to live in for the rest of their lives.

A lot of folks buying homes these days at least, fall into the later category.

For the most part, land is cheap. Maintenance is a lot easier on a one-story house.

As said above, most probably because so many are 'kit' homes.

Our small house (6th/Makuu) has all living area on second floor. As a result, we get tradewinds and cooling. Several visitors who live in single story houses in HPP have commented how they do not get the breezes and the houses are hot.

Well, for me, one of the things I want to avoid in my old age is having to unnecessarily go up and down stairs. Wheel chairs and stairs don't mix, just ask Mrs. Rizzo.
