guys you are right orchidland looks beautiful, very green with lot of mature trees, I saw a few listing and the prices are no bad at all, how far is this place from Kailua kona (minutes driving), what is the lava zone there? What is the good and the bad things about this area? I contacted the real state agency you guy recommended.
Mahalo
Orchidland is lava zone 3, which is with few exceptions the best you are going to do in Puna.
It is also a huge subdivision with big elevation differences and the roads are privately maintained. Basically, the roads going from the highway up the hill are paved and the side streets are not. Some side roads are pretty good. Some are horrible. Because of the size of the subdivision and quality of the roads you probably couldn't see the entire subdivision in a day. Like most big subdivisions in Puna there are pockets of meth head types living under tarps and there are also million dollar homes and everything in between. Your mileage will vary depending on where you are.
The new Saddle Road realignment has shaved 20 minutes or so off the one-way trip between Hilo and Kona. I have done it in 1 hour 20 minutes many times and that is without ever speeding. Unfortunately the trip between Pahoa/Keaau (inclusive of much of Puna) and Hilo is a matter of a completely different discussion. I have done the trip between Orchidland and Hilo in as few as 25 minutes and it has taken well over an hour. So to answer your question I would say best case scenario the one way trip between Orchidland and Kona is over 2 hours and it can take more than 3 hours.
But more importantly, what is your fascination with Kona? If you want to know what it looks like, go outside (wherever you are) when the moon if full and the sky is clear. Look at the lifeless barren moonscape. That's Kona. Most people on the lush East side of the island only go over there because 1) family or 2) Costco and rarely 3) Hapuna beach.

when you say "Kona" you may want to be more specific... Kona is NOT a city or town, its a district ...actually 2 districts, North Kona (489 sq.miles) and South Kona (335 sq.miles)
actually 'Hilo' is only 5 miles from 'Kona' if youre talking districts... (North Hilo District at its most western edge is 5 miles from the North Kona District)
isolated, dry, and hurting for water H.O.V.E. may be near the South Kona district, but if you are looking to be close to Kailua Town... its far!! 50 miles or 1 hour 15 minutes drive because of the winding Capt Cook area...
HOVE will always be cheap, it used to be $1,500 an acre... for a long time!!
they have water issues, they have major Vog issues, no close by jobs, and major volcanic/lava issues as that huge place of 10,000 one acre lots has had lava flow straight through it 3-4 times in last 150 years and when Mauna Loa goes off its far more dangerous than our 'drive in volcano' Kilauea.. far more lava on steeper slopes and can reach 3 sides of the island and over 50 miles within days...

Or a single 3-acre lot with a "fixer" or "starter" already built on it.

Why is everybody trying to sell him/her on Puna? I thought the goal was to be as close as possible to Kona.
Lots of property on the west side.
If you don't have the time and energy to deal with it fifteen acres can be a curse.
Assume the best and ask questions.

Anyone who really wants to live in Kona should be allowed -- if not actively encouraged -- to do so.
In fact, there's at least one contributor to these forums who apparently moved to Puna by mistake.

Get real...wasnt trying to sell anyone on 15 acres in Puna lol, my point WAS to just to make a note of the differences in land prices ie a 1/4 acre over there to 15 acres here..., as I see the guy really wasnt familiar w/ this island in general........
The OP who never came back to reply.... needs to get back on this thread and answer one/two Basic Question... where in the 724 square miles of 'KONA' he was thinking and how far of a drive he wanted to this unknown place (prob Kailua Town)???????... thats whats holding up everyone else from giving more specific advise locations...
Bottom Line and you ALL DO THIS!!!! Dont EVER use 'KONA' when describing a place... 1/6th of the island can technically be call 'KONA'

If we all call the west side Kona maybe you should get with the flow. Relax.

It might help to visit the Konaweb forum, which concentrates on the West side.
http://www.konaweb.com/
You probably won't find people there trying to convince you that Puna is the place to be... [ ]
