Opinions about subdivision.

HOWZIT ONESELF? Well Paradise park has many qualities about its subdivision such as- LOT sizes are 1 acre, prices are affordable, Below 14th street you get a different weather pattern and its much drier. The draw backs to this subdivision are as follows, Only a few paved roads, Death traps at all 3 entrances off the highway. What was once considered a short drive to Hilo has become frustration and chaos. Dogs are a serious nuisance for both times I lived in Paradise park my wife could never walk comfortably on our own street. For such a large spread out subdivision it seems very populated with no parks for kids or pets (we love dogs and kids) or anything really. It can be a very dry subdivision at times with serious fire hazards. Now the entire subdivision sits in the current path of this lava flow from Puu'oo. Even if it takes 3-5 years to take it, I just wouldn't feel that comfortable investing. Up until last year I felt Paradise park was less likely to be ran over by the lava, Now I like Eden rock better for its paved roads and uphill from the current flows and probably a shorter commute now with that road construction by PP. These are only my opinions so no offense intended.

Perhaps the upper elevations in Ocean View. Elevation determines temps. HOVE is drier.

Yeah I was wondering why Eden Roc and not Hawaiian acres?

I guess the roads are an issue for some but I love Hawaiian Acres. I guess it doesn't matter really though as I have committed to Hawaiian Acres and I am psyched, to say the least.

HOVE is also WAAAYY away from most things...but way within the SW rift of Mauna Loa...And has been overrun in fairly recent times by the most incredible lava flow on record.... not sure how comfortable I would be living there knowing that a lava flow could overtake the subdivision & flow from a miles long rift could flow at a speed of rift to ocean equaling 3 hours... that one fact just boggles my brain!

Also, both Keaau Ag lots & HPP do have lots that are greater than, and less than one acre... many of the HPP lots on the point & near the ocean are 1/3-1/2 acre, as are a few of the Ag lots...

Gotta say though, I cyber visited & research the snot out of the east side (read the Atlas of Hawaii prior to moving here, only atlas I have ever really READ!)... I thought I knew pretty much what we were looking for & had narrowed our search to a few places, got here & re-evaluated, widened the search, then re-evaluated a few more times & ended up somewhere that was a total different than I had ever lived, & totally different than anything we thought we would like or initially looked at...

So enjoy your process, it will most likely be a process that you will not share with most everyone weighing in here, and do not be in any rush... enjoy the heck out of the exploration...and I advise anyone to explore the heck out of this place before deciding on a spot...

Traveling around this island is in some ways like traveling around most of the US, there are places that a photo taken could be in Arizona, California, Pennsylvania, Wisconsin, Florida, Colorado, Wyoming...but the quality that makes this island unique is much richer than a picture (for those who have not seen the newest "Tempest" movie that was shot here... truly highlights the diversity of the locations here, but not on the 'character' of the island!)

Wise words. My wife and I are at the point now where, we have done as much as we can do from here. Realtors, books, forums, websites etc.. We have changed our idea of area to and from aand back again. Realizing that, you can't possibly know until you are there and have explored enough.

I lived 15 years in SE Alaska before coming here and the original plan was to live in Volcano. After all, it was cool and rainy, just like I was used to. Every 7 years or so they actually get frost on their windshields. FROST! I was sold.

Then I got here, and I acclimated. Volcano is now too damp and cold for me. I like it better at about 800 feet. Sometimes, I actually get a chill and put on a long sleeved shirt. In the tropics. Just don't tell any of my Alaskan friends, we used to make fun of people like that.

Sorry for being so late to respond. Life sort of got in the way.

I'm thinking a 3 acre parcel would be a good fit. I've narrowed my search down to Hawaiian Acres or Orchidland estates. I'm not to concerned anymore about the heat.

I've lived in both subdivision. I prefer OLE. I like that it has a gas station, hardware store, groceries, deli, etc. You wouldn't want to build a house buying building supplies at True Value but it's a nice option if you only need a bag of cement or a 2x4 for a small project without having to drive into town. I also like that it has access to both 130 and 11. I think the lots in HA are 25' wider which is a plus for HA. But the roads are worse.

Well, you might want to look into the current eruption of Kilauea. Those areas don't seem to be in the path of the lava, but volcanic emissions and cracked roads can prevent access to your land even if you're not in the direct path.

Concur with your suggestion, Glassnumbers for caswellian or any newcomer performing due diligence in moving to an Island with 3 active volcanoes !
One right Now is actively changing the lifestyle for many of us here in Puna.
