Yeah Waikoloa looks like crap (sarcasm). Anytime anyone looks down at progress think of where it has gotten humankind and sincerely get over it. Roads or no roads Hawaiian acres and all subdivisions WILL have internet, cable and water. So some want to stop progress, more power to them but reality is: You are unable to stop it.

and while you are "looking down" on Waikoloa Village please feel free and don't use vaccines, electricity or ANY commodities that society brings, to include financial assistance from the society and progress you disdain so much yeah that means food stamps.

FYI Shipman sold off more land that anyone beside the Parkers, and they (Shipman's) are haole (so called "greedy white carpetbaggers') as well Wink including selling all of HPP in 1959 (15 square miles)

In 1881 Shipman and two partners (Captain J. E. Eldarts and S. M. Damon) purchased the entire ahupa'a (ancient land division) of Kea'au, about 70,000 acres, for $20,000 from the King Lunalilo estate. Shipman bought out his partners in 1923....


this so called 'Kea'au ahupa'a' is a very large pie shaped piece of land going from a 10+ mile wide coastal section along the east coast of Puna ...including Mauna Loa MacNut farm, Shipman Beach area, Kololi Pt., Waawaa, etc. extending all the way to the point of the 'pie' at Thurston Lava Tube in HVNP (sea level to 4,000')... the family has sold off much of their original land and all of these larger subdivisions were once a part of their land...

they still have 17,000 acres though....

Splitting hairs. It was a small handful of white carpetbagger owners that took their large ag lots and created all these tiny, rectangular lots. Shipman's didn't subdivide the big lot between Beaches and HPP, and the lot from HPP to Kea'au. Surely, since this happened in the 60's, as exporting produce from Hawaii went the way of the dodo bird, people have looked down on these divisions versus the island overall and not wonder at how these Puna subdivisions are all diced up. Why do you want to defend them? They walked off with the money, selling bare lots, and you bear their profit by needing to spend more out of your pocket to complete what they didn't finish. Nothing hard to understand here.

Easy there protoss - I was not saying anything bad about Waikoloa other then the price of their homes being far and away more expensive then most people in Puna could afford. So all these people crying about upgrades to their neighborhood should understand that if those upgrades existed they would not be able to afford their property.

lavalava, just for the sake of accuracy, neither Waikoloa Village nor Waikoloa Beach Resort are gated communities.

And you can buy a 4 BD 3 BA SFD (house) in the Village for 300K. The lot will be 12-15K sq ft and not acreage.

I don't disagree that adding services in Puna would raise property prices, but Waikoloa is not the right example as the Village is a fairly affordable area that is a mix of working class and retirees. It's not a wealthy enclave.

Compared to a one-room shack in HA for $30K, the Village is quite "wealthy".

The correct answer lies somewhere between "full County services" and "being ignored".
